Summary
The commission voted to set down a contested map‑amendment case for 4347 Hunt Place NE (ZC Case 25‑14) to rezone the site from MU‑3A to MU‑8B for a hearing; OP recommended setdown, and commissioners asked for careful review of small‑area plan consistency and community outreach.
The Zoning Commission voted to set down for hearing a map amendment application to rezone 4347 Hunt Place NE from MU‑3A to MU‑8B (ZC Case 25‑14), advancing the petition to a contested hearing.
Crystal Myers of the Office of Planning told the commission the applicant revised its request after community meetings and that OP recommends setting the application down as a contested case to allow fuller consideration of land‑use, density and resilience concerns. OP noted the site sits in the Far Northeast/Southeast planning area, within a 100‑year floodplain designation, and that the Nannie Helen Burroughs small‑area plan emphasized resilience and neighborhood scale.
Commissioners asked whether the community reaction favored commercial development and raised questions about how a building up to 70 feet would align with neighborhood expectations under the small‑area plan. Commissioner Wright said the community engagement so far appeared encouraging for more commercial activity but that more detail would be needed at the hearing.
A motion to set down ZC Case 25‑14 for a public hearing was moved, seconded and approved by roll call vote 4–0–1 (Commissioner Stidham not present). The commission characterized the setdown as the appropriate next step and said the forthcoming hearing will give the community and agencies a fuller opportunity to weigh design and scale issues.
