Alex Conrad, representing Northwater Marine, said the change reduces pedestrian crossings on Channel Lane by concentrating customer access at a dedicated drop‑off and walkway to the docks.
Conrad described improvements to docks and walkways and said the plan reduces impervious surface overall (he estimated a net reduction of about 9% in the parcel’s impervious surface) because the previous plan included covered, three‑sided storage structures with associated foundation work. The business acquired the property in 2021 and has operated a valet program; the amendment formalizes customer‑focused circulation and replaces four tall storage buildings with a lower‑profile parking/display configuration.
Public comment included support from Charlie Sinclair of Weirs Beach, who described the amendment as positive for safety and aesthetics. Planning staff found the application complete and consistent with state and city land‑use regulations and recommended standard conditions (final plan mylars, erosion controls, inspections, and completion by Dec. 2, 2032). The board voted to approve the amendment with staff conditions.
