The Sawyer County Zoning Committee approved Conditional Use Permit 25-054, allowing the current 10-by-20 accessory structure that had been placed across a town road from the principal dwelling where lakeside setbacks made on-lot placement unworkable.
Zoning staff explained the shed could not practically fit on the parcel containing the primary dwelling because of road and septic setbacks. Staff recommended conditions limiting habitable use of the accessory structure, prohibiting commercial operations, and requiring an amendment to a previously issued land-use permit. Staff also referenced a prior approval (Paul Manca) for a 32-by-56 structure as precedent and suggested the committee could set a larger maximum so the applicant would not need to return for future permits. Jay told the committee, "I think that would give the committee pretty good that you could grant up to a 32 by 56, by '18."
A motion to approve the CUP, with the staff conditions and specified findings of fact, was made and seconded. The clerk conducted a roll-call vote in which committee members present recorded 'yes' and the motion carried. The committee’s approval carried the conditions that no habitable area be allowed within the accessory structure and that any future expansion follow required permitting and findings of fact.
Next steps: staff will record the required land-use amendments and notify the applicant of conditions and limits on future expansions.
