The Sawyer County Zoning Committee on Dec. 10 postponed action on Conditional Use Permit (CUP) 25052 for a proposed 60-by-40-by-20-foot accessory structure across a town road in the Town of Bass Lake.
The applicant, Anton Fendt, told the committee he needs a taller door for aircraft storage and that setbacks on his lakeside lot make building there impractical. He asked the county to proceed so he would not incur another $150 publication fee. Zoning staff recommended that, because the parcels are in a platted subdivision and the proposed structure exceeds the ordinance’s maximums (1,200 square feet and 18 feet in height), the applicant must both obtain a variance and record deed restrictions to keep the parcels merged.
The committee moved to delay final action until the Town of Bass Lake has formally considered the application. Jay, the zoning staff member who presented the case, noted the separate legal process for variances and that failure to secure a necessary variance within 12 months would render any CUP void. Linda Zollmer, an Edgewater property owner, told the committee that postponement would allow the town to give an informed recommendation. Anton Fendt said he understood the town had not informed county staff of its intended postponement and that he asked the county to hear the matter now to avoid extra fees; he also said, “I need a 13 foot door for clearance.”
The committee conducted a roll-call vote and approved the postponement. Members voting in favor included Kaye Wilson, Tweed Schumann, Marshall Savitsky and Steve Cariannon; the clerk recorded the vote as unanimous among members present. The committee directed staff to return CUP 25052 to the January zoning meeting after the town acts and to make clear that any required variance is a separate, state-law process.
Next steps: staff will coordinate with the Town of Bass Lake and the applicant to return the item once the town board has acted; the applicant may be required to pay the republication fee if notices must be reprinted.
