The Planning and Zoning Commission approved preliminary plat SD25-004 for the Santa Teresa Gateway Rail Park Phase 1, a 12‑lot industrial subdivision on approximately 170 acres in an I‑2 zone.
Staff said the proposal would create lots ranging from about seven to 42 acres, with internal roadways built by the developer and utilities (electricity, water, wastewater) provided underground and extended to each lot. Applicant Paul Pompeo told the commission CREW provided a ready‑willing‑and‑able letter for water service, and that the developer would construct required drainage and road infrastructure and meet a one‑year warranty period before the county would accept maintenance responsibility.
Staff recommended preliminary plat approval; commissioners voted to approve the case as recommended. The approval is preliminary: the developer must still satisfy engineering, drainage, water/wastewater and state engineer requirements, and return for final plat approval before recordation and construction can proceed.
