The commission voted in favor by voice vote.
Applicant Nick Goodridge (Dewey Engineering) told the commission the site lacked sewer service and that CS would allow uses that do not require sewer connections — for example certain storage or low‑impact commercial uses — and that the site is buffered from neighborhoods by a stream. Councilman (Speaker 10) spoke in support and described the property as suitable to cap existing commercial zoning along the corridor. No members of the public spoke in opposition at the hearing after the applicant’s presentation and the council member’s comment.
Staff’s approval recommendation included conditions; commissioners discussed parking constraints and stream buffers and determined the proposal fit the T3 Community Center policy goals and surrounding context. The commission made and seconded a motion to approve staff’s recommendation, and item 2 passed.
What happens next: The rezoning approval will be submitted to Metro Council per the normal legislative schedule for final action; any conditions attached by staff must be satisfied as the case proceeds.
