Subdivision staff told the Planning Commission on Dec. 11 in Guthrie that the final subdivision plat for Mission Hills Section 2 Phase 4 is ready for recommendation pending standard assurances. The item covers 20 residential lots located east of the floodplain near Prairie Grove Road and Davis Road.
“As indicated, this is a request for bridal plat approval. ... So, staff would recommend that the planning commission approve the final plat ... with the condition that the subdivider file a bond,” subdivision staff said, describing the requirement for either a performance bond or completion of improvements prior to recordation and a two‑year maintenance bond afterward.
Staff said grading, paving, drainage and other infrastructure reviews had been completed by the city engineer and public works. The plat, staff said, is consistent with the preliminary plat and would bring the total number of approved lots in the development to about 210 and encompass roughly 78% of the development’s acreage.
The commission asked whether any members of the public had questions; none were raised. A motion to approve the final plat, subject to the staff conditions, was seconded and passed by voice vote, recorded as a 3‑0 recommendation.
Next steps: staff will not sign or allow recordation of the final plat and will not issue building permits until the subdivider either installs the required improvements or files the required bonds; once those conditions are satisfied staff will process signatures and recordation.
