The Pinellas County Board of Adjustment approved a Type 2 use to allow a wellness/medical office at 3051 Tech Drive in unincorporated Pinellas Park.
Planner Molly Cord explained the 4.22‑acre site contains an existing two‑story office/warehouse building and that the proposed tenant would use roughly 4,800 square feet of first‑floor space adjacent to an existing fitness center. Staff said the site provides 215 parking spaces where 172 are required and that the proposed use is expected to be appointment‑based, limiting trip generation.
Bruce Vaughn of Vaughn Commercial Advisors identified himself as the applicant’s representative. No public opponents appeared. A board member moved to accept staff’s conditional approval and the board voted 7‑0 to grant the Type 2 use, subject to conditions set out in the staff report.
