Board approves seawall‑backed pool variance at Gulfport property

The Board of Adjustment and Appeals approved a conditional variance to allow construction of an in‑ground pool and an infinity basin at 1848 Dolphin Boulevard South in unincorporated Gulfport.
Staff told the board the property fronts Boca Ciega Bay and the applicant sought relief from the usual 15‑foot setback measured to the midpoint of the seawall: a 7‑ft‑6‑in setback for the pool and a 4‑ft‑6‑in setback for the infinity basin. The applicant submitted a seawall engineering letter certifying that the seawall span beam, tiebacks and deadman are engineered to accommodate the pool and spa.
Applicant Jim Messerobe and representative Hunter Cataldo said the design would be appointment‑based and would share parking and access with existing tenants. No speakers opposed the request. A board member moved to accept the staff recommendation of conditional approval; the motion carried 7‑0. Conditions are those listed in the staff report.
