Commissioners and consultant representatives reviewed detailed drawings for a proposed corporate hangar and identified several site constraints that will shape the final design.
Vincent, representing Barge, walked the commission through the plan and pointed to a water line running north–south along the west side of the hangar site that sits about 15 feet underground. That utility created an easement the consultants described as larger than initially planned — discussed in the meeting as roughly 15 to 20 feet — and required the hangars to be shifted south and placed closer together. "We had to move that this hangar to the east," Vincent said, noting the shift reduced available ramp and staging area and could create a bottleneck for larger aircraft.
Commission members focused on circulation and ramp widths: staff measured the apron between two buildings at about 166 feet and discussed whether larger corporate jets would have adequate clearance to maneuver. One commissioner pointed to the potential for congestion if a 150-by-100-foot hangar were added on the east side of the site and urged preserving ramp space rather than maximizing building footprint.
Interior plans include a lobby, offices and ADA-compliant restrooms with shower facilities; consultants proposed stubbed plumbing and shell office space so the hangar could be leased immediately while deferring office build-out until a tenant is secured. The design also locates electrical and data closets at a corner of the building; staff raised concerns about long network runs from office areas to equipment racks.
Engineering and building details were discussed at length: the design calls for a standing-seam roof, limited roof penetrations, floor drains placed to limit water movement across the ramp,bollards to protect door operations and a drain immediately in front of the hangar door to limit interior and ramp runoff. The consultants also noted the challenge of tying into drainage basins created during prior residential development and said they will provide hydrologic and quality-control calculations so the commission can evaluate whether the existing basin can handle additional runoff or if the drainage system must be expanded.
The presentation concluded with staff requests for additional survey and drainage computations to confirm safety-area setbacks and to finalize building siting before moving to procurement or construction documents.
