The East Consolidated Zoning Board recommended approval of an accessory building use permit for 13621 Walnut View Drive after staff told members the proposed structure would exceed the administrative accessory‑area limit by roughly 500 square feet.
County planning staff explained that the property, zoned RN1 and about 2.95 acres, currently has an existing accessory building of roughly 1,100 square feet. The applicant seeks to add a second accessory building of about 2,100 square feet plus a roughly 500‑square‑foot concrete apron, which raises the total accessory area above the administrative threshold. "Staff does recommend approval of the ABUP permit with stipulations," planning staff said during the presentation, citing compatibility with surrounding properties and setbacks.
Applicant Chris Gamble described the need for additional enclosed space for vehicle and equipment maintenance and storage and said he also wants room for a golf simulator. "I have a collection of cars that I've tinkered on, and I've run out of space," Gamble said. A neighbor, Chuck Cameron, told the board the proposed building "comes in line with a lot of the other ones in the neighborhood" and asked that the recommendation be passed.
Terry Atwell moved to recommend approval of the accessory building use permit subject to the stipulations listed in the staff report; John DeGruen seconded. On the recorded vote, Jeff Hough voted aye; Craig Connell and Roger Spears abstained; John DeGruen, Terry Atwell and Donna Goetzmann voted aye; Bob Paulson was absent. The motion passed.
Planning staff said the county planning department will forward the recommendation to the Board of County Commissioners; the item is scheduled for the county commission meeting on Jan. 22, 2026, at 9:30 a.m. in the Board Hearing Room. Staff advised the applicant and property owner that county staff will follow up with next steps and any required documentation.
