BRYAN COUNTY, GA ' The Planning & Zoning Commission recommended approval of a sketch plan from Stravinsky Capital Management to divide roughly 700 acres into four parcels for industrial development, subject to staff recommendations and standard conditions.
Surveyor James Anderson presented the plan, saying it would create a private spine road (100-foot ROW) with a 20-foot water utility easement along the eastern and northern sides, a 20-foot access easement to an existing well, and a 5.6-acre parcel dedicated for widening Warnell Farm Road. The applicant requested a waiver of sidewalk requirements; staff supported the waiver in its recommendations.
Anderson said his role would include certifying parcel acreages and preparing recordable plats. Planning staff confirmed infrastructure conditions and noted that utility installation permits should be submitted to the county after construction final acceptance. Commissioners closed public comment and approved forwarding the sketch plan recommendation to the Bryan County Board of Commissioners.

The Commission's action is advisory: staff will prepare a transmittal packet for the County Commission, which will take final action on the sketch plan and any attached conditions.
