BRYAN COUNTY, GA ' The Planning & Zoning Commission voted to recommend light-industrial zoning (I-1) for three separate rezoning applications along U.S. Highway 280, sending the recommendations to the Bryan County Board of Commissioners.
Staff framed all three applications as speculative requests to change rural-residential parcels to I-2 (General Industrial) without concept plans, traffic impact analyses or clear utility demands. Planning staff said the parcels lie in a 2023 comprehensive-plan character area intended for mixed-use development (highway commercial, light industrial or multifamily) and that I-2's heavier uses'including asphalt plants, metal manufacturing and open hazardous-waste storage'are incompatible with that designation.
