Resident presses Bridgeport council for details on River Pointe assessments and maintenance

During public comment at the Nov. 25 Bridgeport council meeting, resident Bob DeMourad of 602 Ford St. asked how the River Pointe development’s high advertised prices ($600,000–$700,000) would affect borough assessments, how many units are occupied, and whether the borough would be responsible for maintaining newly built streets and parkland.
Chairman responded that assessed value and appraised (market) value are different measures and that borough assessments for higher-priced houses can remain materially lower than advertised sale prices. He clarified the development does not contain condominiums but rather deeded townhomes and duplexes (separately taxed), and he said the overall development contains about 350 homes with roughly 24 units remaining to be constructed in 2026. The chairman estimated that approximately 270–275 units have been purchased so far.
On maintenance, the chairman said the borough does not yet maintain the streets in the development but that the plan on file is to accept dedication of those streets as borough streets in the future (which would make them borough-maintained). On a question about park responsibility in the event of flood debris, he said he would need to review the specific property documents and get back to the resident.
The exchange did not produce new commitments to immediate maintenance actions; council staff offered to follow up on property‑specific maintenance obligations and dedication documentation.
