Planning director previews open-space update, short-term rental rules and code tidy-up

Scope and timing: The planning director (Speaker 4) said the department is conducting mandatory tribal consultation on an update to the Open Space and Conservation element of the General Plan and expects to bring the project before the commission around February or March. The director also listed a proposed short-term rental ordinance, proposed special-events code changes, and a minor zoning code update as near-term items.
Commission process: Staff said it will schedule a workshop to gather commissioners' ideas for minor code amendments and maintain a library of suggested changes. The director emphasized that many changes sought would be minor and would likely be processed with limited CEQA review, such as addenda rather than full environmental review.
Next steps: The planning department will present the consolidated long-range planning items to the Board of Supervisors in January for further direction and prioritization, then return to the commission with more formal proposals.
