John Rokey, with Rokey Consulting, presented application 25‑22 on behalf of NewGen Properties for a contractor‑unit building with multiple garage‑front units intended for small contractors (electricians, plumbers, landscapers) to store equipment and operate small offices. Rokey said the team updated survey references, revised the access driveway and added turning‑radius diagrams to demonstrate that typical service vehicles can access the site.
The board examined lighting plans, and the applicant confirmed lights at the rear of the building had been removed from the lighting plan to achieve "0 candles" off the back of the site. The applicant also described parking, handicap access, dumpster screening (wooden enclosure) and stormwater routing into a StormTech system. Staff and the applicant discussed unit numbering for addresses and working with the fire department to assign numbers.
Forrest moved to approve application 25‑22 without conditions; the motion was seconded and approved by voice vote. The applicant was directed to coordinate with the fire department on addressing and to confirm final plan notes with staff for recordation and permitting.
