Commission recommends rezoning of CR 510 parcel to general commercial

The Planning and Zoning Commission on Nov. 13 recommended approval of a rezoning request by Schwerin 5 10 LLC to change roughly 1.04 acres on County Road 510 from CL Limited Commercial to CG General Commercial. Staff said the proposed CG zoning is consistent with the county’s CI future land‑use designation and Wabasa Corridor redevelopment objectives and recommended approval.
Lawrence Andrews presented staff’s analysis, noting the parcel sits about 500 feet northeast of U.S. Highway 1 within a commercial node and that the applicant already owns adjacent CG‑zoned parcels to the northeast. Andrews told commissioners staff found no conflicts with chapter 902.123 and cited comprehensive-plan policies supporting the rezoning.
Bruce Barquette, representing the applicant, told the commission the request is consistent with the comprehensive plan and that he had nothing to add beyond staff’s report. "It is consistent with the comprehensive plan that's inside the urban service boundary," Barquette said.
No additional public speakers were recorded. A motion to recommend approval carried by voice vote and the chair announced the motion passed unanimously. The recommendation will be forwarded to the Board of County Commissioners for final action.
