The Planning and Zoning Commission on Nov. 13 recommended approval of a rezoning request by Gladys Baston to change roughly 1.5 acres at 7276 16th Street from A-1 Agricultural to RS-6 Residential Single-Family District. Staff presented the request and concluded RS-6 implements the parcel's M-1 future land-use designation and resolves a nonconformity.
Lawrence Andrews of Long Range Planning described the parcel as a 1.5-acre lot north of 16th Street that has been zoned A‑1 since the county’s 1975 zoning atlas but now sits amid predominantly residential subdivisions. "The requested RS‑6 zoning district is compatible with the surrounding area, consistent with the goals and objectives and policies of the county's adopted comprehensive plan," Andrews said.
Andrews said the rezoning is intended to allow a lot split to create a legally conforming single‑family home lot. Commissioners asked technical questions about access, right‑of‑way easements and whether a future split would require a dual access easement; staff said the rezoning step does not itself create the split but that a split would need to provide required access easements and would not automatically receive a second driveway.
No members of the public spoke at the public hearing. A motion to recommend approval of the rezoning carried by voice vote and the chair announced the motion passed unanimously. The commission’s recommendation will be forwarded to the Board of County Commissioners for final action.
