Planning commission approves Midway replat and forwards Mountain Meadows replat to council; engineer reports drainage adequate

The Planning & Zoning Commission on Dec. 6 approved a pair of subdivision replats, finding both met the requirements of Title 17 and presenting them to the record for council consideration where required.
For the Midway Subdivision, staff reported Central Corp. is seeking to replat Lots 6–11 into a single parcel and that TetraCorp requested a minor boundary adjustment for Lots 15–16. Casey told the commission that "all submitted documentation have been found to be complete, accounting for all the demands of Title 17" and that comments from the engineering firm WLC had been addressed as minor formatting changes. The landowner, identified as Steve Lawton of Petroport, was present. After an applicant representative described site constraints (steep lots and infrastructure cost), the commission voted to approve the replat and minor adjustments.
On a separate application from Greenbrier Partners for Mountain Meadows Number 2 Lot 2A (also referred to as Ridge West/Bridal West), staff reported lot sizes were revised so every lot meets a 6,000-square-foot minimum, street and drainage plans are suitable for residential occupancy, and municipal water and wastewater infrastructure is adequate. Casey noted the replat had substantial changes that warranted a return appearance before the commission and said a public hearing is scheduled for city council deliberation on Dec. 23, 2025, at 7 p.m. Sean Gustafson of ECS Engineers, present at the meeting, said final design plans were near completion and confirmed the town infrastructure handles water and sewer and that storm routing appears consistent with municipal standards.
Motions to approve the Midway replat and the Ridge/Greenbrier (Mountain Meadows) replat were made and passed by voice vote.

"We're right down to the very final bits on the design plans," said Sean Gustafson of ECS Engineers about the Mountain Meadows design work.
Next steps: the Mountain Meadows replat will proceed to a noticed public hearing before city council on Dec. 23, 2025; the Midway replat was approved by the commission as meeting Title 17 requirements.
