Navah said, “the applicant is required to provide 13 parking spaces for the warehouse,” and that public notices were mailed to property owners within 300 feet; staff reported no in‑person public comments on the item.
Representing the applicant, Elizabeth Oppold described the operator’s global footprint and its security‑oriented operations. “They were founded in 1959 in Italy,” Oppold said, and the company operates about 75 warehouses in 64 countries. She told commissioners the facility will store watches, jewelry and fine art, operate by appointment and avoid large tractor‑trailers: “they do not use any large trucks to transport goods,” she said, and deliveries will generally arrive in armored or medium‑sized vans.
Commissioners pressed for operational detail before voting. Commissioner Henderson asked about material‑handling equipment and on‑site security, noting the floor plan showed space for forklifts and asking whether guards would be armed. The applicant said loading and unloading will occur in designated areas and that the driveway will be widened to 45 feet to meet code; Oppold said she did not have immediate information on whether guards would be armed and offered to provide that detail. The applicant estimated 5–10 employees on site during hours of operation (8 a.m.–4 p.m.) and said CCTV and alarm systems would provide 24‑hour monitoring; Navah said staff added conditions requiring CCTV and police access to footage as needed for investigations.
After closing the public hearing, Commissioner Henderson moved to adopt Resolution PC 17‑25 recommending approval of EA No. 15‑25 and CUP No. 6‑25 per staff recommendations; Commissioner Khan seconded. The commission voted 4‑0 to adopt the resolution. Staff noted the decision is final unless an appeal is filed with the city clerk within 10 calendar days or the City Council initiates review within the same period.
