Marshall County supervisors approved a zoning variance (VAR 60 28) Oct. 22 that reduces required setbacks to allow a residential parcel to be split from a farm or building site in an A‑1 agricultural zone.
Tyler (Marshall County zoning staff) explained the variance was brought forward from Daniel Matzinger of CGA and that local zoning rules include exemptions for splitting a residential parcel from agricultural property in some circumstances. The main concern raised at the Board of Adjustment was who would benefit from the split; Tyler said the parcel being carved off will remain in the family and the Board of Adjustment had approved the matter at a prior public hearing.
A supervisor moved to approve the variance and authorize the chair to sign; the motion carried on roll call.
The approval reduces the setback requirement for the split and allows the family to create the separately deeded residential parcel; the county will continue to observe required survey and platting procedures before recording.
