Commissioners received an update on a proposed Hammond Ridge tax-increment financing (TIF) plan intended to support a mixed-use development that would add commercial units and residences and provide an operations and maintenance building to house county equipment and fire apparatus.

Speaker 3 (unnamed) briefed the commission on conceptual elements: construction of an operations building, potential placement of a tanker truck and fire equipment to improve fire response, 14 commercial units and about 42 new houses in the development plan, and related trail improvements. The concept would use a 30-year TIF to spread costs; speaker 3 said credit-enhancement arrangements were being discussed and referenced a potential figure “around 1,500,000” though he emphasized figures were not finalized.

Commissioners discussed whether existing communications towers could serve the area, and staff were asked to confirm coverage before committing to new infrastructure.
