Council approves rezoning for proposed high-end RV park near Jacksboro Highway

Wichita Falls — The City Council voted Dec. 2 to approve an ordinance rezoning property identified as PID 102343 southwest of the intersection of Jacksboro Highway and Rathgeber Road to permit construction of a high-end RV park.

Planner Fabian presented the application on behalf of the property owner and a prospective buyer, describing a request to rezone approximately 15.62 acres from Single‑Family 1 to General Commercial and about 2.89 acres from Single‑Family 2 to General Commercial to extend the city’s commercial zoning around the tract. "What Mister Rogers is proposing to do is a request to extend that general commercial... to allow him to develop a high end RV park," Fabian said. Staff noted the proposed development would include roughly 90 stalls, a clubhouse and a small pond intended as a passive recreational amenity.

Fabian told council that staff notified adjacent property owners and that more than 30 notices were mailed: five responses were returned in favor and three in opposition. The planning and zoning commission unanimously recommended approval, and staff concluded the request was compatible with nearby industrial, warehousing and mixed residential uses.

No members of the public spoke in opposition during the hearing, and council closed the public hearing before voting. The council moved and seconded approval of the rezoning ordinance and approved it by voice vote.

The rezoning clears the way for the prospective buyer to pursue site design and permitting consistent with municipal standards; staff said subsequent development permits and inspections will be required before construction may begin.
