Lucy (Speaker 6), presenting the Planning Board recommendation, told the commission the split would create a roughly 159‑acre parcel and a roughly 1‑acre parcel about three miles northeast of Gainesville. "Having reviewed and considered the application materials and all the information present, I moved to approve the Bekowsky minor subdivision," Lucy said, recommending standard conditions before final plat filing.
The conditions the commission attached require a finalized survey and sanitation review, proof that all current real property taxes and special assessments are paid for the current tax year, treasurer sign-off on tax clearance, and that the final plat comply with uniform county standards for final subdivision plats. Lucy noted an existing septic system and told commissioners the site had previously hosted a wartime camp, reducing on-site infrastructure needs.
Commissioners moved and the motion passed by voice vote. The commission did not record a roll-call tally in the transcript; multiple "aye" responses were recorded. The clerk will not accept the final plat for filing until the stated conditions are satisfied.
Next steps: planning staff will verify the survey and sanitation reviews and obtain the treasurer's sign-off before the applicant may file the final plat with the county.
