The Nash County Board of Commissioners voted Dec. 8 to approve a general rezoning (RZ251101) that changes roughly 406 acres near Red Oak Battleboro Road to RA‑30 (single‑family residential with a 30,000‑square‑foot minimum lot size).

Staff said the area is primarily designated residential-agricultural in the county’s comprehensive plan and that the proposed district is consistent with plan recommendations. The planning board had unanimously recommended approval. Stocks Engineering, representing the property owner, told the board that because the parcel is large the applicant sought a general rezoning rather than a conditional rezoning; future subdivision sketch plans will be submitted to the planning board for administrative review and detailed scrutiny.

A neighboring resident asked whether driveways would be allowed onto Red Oak Battleboro Road and raised concerns about drainage and flooding of yards; staff said NCDOT would generally not permit individual lot driveways along the frontage and that lots would be accessed via new interior roads, and emphasized developers must not divert water off the site in violation of county and state requirements.

Commissioners approved the rezoning and adopted statements of plan consistency and reasonableness as required.
