Sarpy County Planning Commission approves final plat for Sunset Meadows Phase 3

Sarpy County Planning Commission on Dec. 16, 2025 approved the final plat for Sunset Meadows Phase 3, a roughly 35.12-acre subdivision planned for the area southwest of 204th Street (Highway 6) and Harrison Street. The commission voted 7–0 with three members absent to approve the plat, subject to seven conditions from staff.
Planning staff summarized the project as the third and final phase of the Sunset Meadows subdivision. Staff said the rezoning and preliminary plat for the development were approved by the County Board on June 15, 2021, and described Phase 3 as consisting of 121 single-family residential lots zoned RD-50 and nine outlots intended for the existing creek, stormwater detention and open space. Planning staff said, "staff is recommending approval of the final plat subject to the seven conditions noted in the recommendation report," and asked the commission to confirm the creek setback boundaries and provide updates to traffic and drainage studies.
Bradley Hike of TD 2 engineering, speaking for the applicant, said he appreciated the staff report and "agree[d] with everything in it" and that the applicant would "continue to work with Robert and his staff to get the 7 conditions met, before going to the board of supervisors." The conditions spelled out in the motion included revising the final plat to identify the use of each outlot, updating the lot square footage table to include specified lots, confirming the 3:1 plus 20-foot creek setback boundary lies entirely within the outlots (or revising the plat), submitting an updated drainage study for Phase 3, updating the traffic study to reflect additional areas north of Harrison Street, and addressing comments from other departments and any red-line changes from the planning department.
With no members of the public signed up to comment, the commission closed the public hearing, a commissioner moved to approve the plat subject to staff's seven conditions, another commissioner seconded, and the motion carried on a recorded vote of 7 yeas with three absent (Whitfield, Keierleber, Huk).
Earlier in the meeting the commission approved the minutes from Oct. 21, 2025. The Chair also noted a separate agenda item, a proposed rezoning and preliminary plat for a Buffalo Springs replat (northeast of 168th and Buffalo Road), and said the applicant, Jared Weese, requested that item be rescheduled to a future meeting. The commission adjourned and planning staff said the next meeting is scheduled for January 2026.
The final plat and the seven conditions will be forwarded to the Sarpy County Board of Supervisors for further action once the applicant satisfies staff's requirements.
