Commission approves Ayers lot split in R-2 urban estates district

The Lincoln County Board of Commissioners voted Dec. 8 to approve a preliminary and final plat for Ayers 1st Subdivision at 8184 South Buffalo Road. Planning Administrator Judy Clark described the application as a straight lot split: the northern portion would retain the existing residence and the south portion would be sold so the applicants can build a new home.
Planning staff said the subdivision conforms with the county comprehensive plan and subdivision regulations but asked the applicant to obtain a land-use permit for an outbuilding on the south parcel because the county generally does not allow an outbuilding without a primary structure. Clark offered to hold filing until the permit is pulled; some commissioners said holding filing until the permit is in hand would be acceptable. The board ultimately moved and seconded approval of the subdivision as presented, and the motion passed by roll call.
Judy Clark said the applicants’ timeline depends on financing; she told commissioners that once the lot split is recorded the applicants can proceed with building plans and permitting. The board recorded no public opposition at the meeting.
