Staff presented Magnolia Estates (PP2025179), a conventional subdivision proposing 49 lots on 95.36 acres with lots meeting the RS Zoning District conventional subdivision standards and with two detention ponds and preserved open areas. Staff recommended approval with conditions requiring either septic permission or an approved sewer availability letter and any required plan revisions.
Paul Harrison, civil engineer for the applicant, told the commission the proposal is to move forward as a septic subdivision unless sewer is provided; he estimated a potential sewer route of roughly 10,000 feet with an approximate cost of $3 million if public sewer were selected. Staff told the commission a septic approval was previously denied for a related nearby project and that, for Magnolia Estates, staff recommended conditions requiring either septic or sewer permitting from the appropriate authorities.
Commissioner Mathesi moved to approve the preliminary plan with staff’s conditions; the motion was seconded and the commission approved by voice vote. Staff will require either septic approval or a sewer availability letter and an updated preliminary plan as appropriate before final platting.
