Christopher explained the change clarifies unit content — limiting units to one bedroom or sleeping area, one full bathroom, one accessory kitchen and a single living/dining area — to prevent conversions that exceed the intent of an ADU. Speakers in favor said a larger unit would better accommodate accessibility needs for elderly relatives and could expand affordable options for small households. "The thousand square feet that I asked for was a little bit arbitrary... something a little bit larger would be beneficial to a lot of the residents," said Mr. Evans, who brought the request to staff after meeting with residents.
Commissioners questioned whether minimum lot-size limits or other controls should accompany a larger ADU and discussed enforcement capacity for rental uses; staff noted septic and soils criteria remain part of the ordinance and that any ADU must demonstrate the existing septic system can handle the added bedroom or install a separate on‑site system when soils allow. The commission approved the amendment on a unanimous voice vote and will forward the change to the county commission for final action in January.
