Wilson County approves short-term rental at Mount Juliet address with guest limit and conditions

Wilson County planning staff recommended approval of Randy Adams’s request to operate a short-term rental at 2674 Quarry Road, subject to the applicant’s business plan being made part of the approval and to compliance with zoning and septic limits. The board approved the request with conditions.

Staff reported that the home operates on a three-bedroom septic system and recommended the business plan be included as an approval condition; staff also noted the applicant must provide contact information to the county zoning office and the sheriff’s office. Adams told the board he plans to live on-site at times and had applied for a maximum of six guests in his business plan. Board members and staff discussed how to account for the owner’s presence and septic capacity; the board applied past practice that limits occupancy to two people per bedroom and concluded that, because of owner occupancy scenarios and the septic rating, a four-guest maximum was appropriate.

The board approved the short-term rental for a one-year period and required compliance with staff recommendations, the submitted plot and business plan, and provision of caretaker contact information if the owner stays off-site. The motion passed by voice vote.

Next steps for the applicant include fulfilling the staff conditions and providing the required contact and business-plan documentation to the zoning office.
