Courtney Whiteke, senior planner for Washoe County, presented a tentative parcel map for a 4.75‑acre property at 15735 Fawn Lane and recommended approval at the Parcel Map Review Committee meeting on Dec. 11, 2025. "The proposed tenant parcel map does meet all the minimum requirements for the low density suburban regulatory zone," Whiteke said, describing a proposed division into parcels of about 1.13 acres and 3.62 acres.
Whiteke told the committee the site is in the Forest Planning Area with a master plan designation of suburban residential and that access to the new parcel would rely on an existing 20‑foot‑wide private access easement that serves two additional parcels to the north. She said the applicant coordinated with the Truckee Meadows Fire Protection District and that an emergency access easement and turnaround are located on proposed Parcel 2 to the district's satisfaction.
With no public comment on the item, committee member Wayne Handrock moved to approve the parcel map as presented, citing the staff report and proposed findings under Washoe County Code section 110.60630(e). "I moved ... that the Washoe County parcel map review committee approved parcel map case number WTPM250013 for Charles and Marcela Henson subject to the conditions of approval included as Exhibit A with the staff report," Handrock stated on the record. Rob Pierce seconded the motion. The committee voted unanimously to approve the tentative parcel map.
Staff indicated the applicant, John Gomez, was present on the call but had no additional remarks. The committee also approved the day's agenda and the Oct. 9 draft minutes earlier in the meeting by unanimous votes, and no members or members of the public raised conflicts of interest. The meeting record includes inconsistent spellings and case references (the parcel map appears in the record as WTPM25‑0013 and WTPM25‑004 and the applicant surname is spoken as both Hansen and Henson); staff referenced the conditions of approval in Exhibit A and the relevant Washoe County code section when making the recommendation.
The committee adjourned after confirming there were no future agenda items. The parcel map approval is effective as the committee recorded it; any appeal instructions were summarized during the meeting and must be followed in writing to the Planning & Building Division as described on the public record.
