Commission backs $1.4 million for Pleasant Hill Landing, 64-unit affordable housing project

The Macon-Bibb County Commission approved a $1,400,000 funding commitment on Dec. 16 to Pleasant Hill Landing LP to close a financing gap for Pleasant Hill Landing, a 64-unit, income-restricted housing development in the Pleasant Hill neighborhood.

A representative for the developer said the project’s capital stack totals roughly $21 million and that this local allocation is one of the last pieces needed to close financing and begin construction, anticipated as early as late January or by February 2026.

Kathleen (developer representative) and other project staff described the development as 64 income-restricted units serving households from about $16,000 up to $61,000 for a family of four, with a majority of rents expected to be under $1,000. The project team also said they hope to preserve two existing outbuildings where feasible for community/commercial uses.

Mayor Miller noted the housing authority and a subsidiary (Enfield) are partners in the project; tax-credit investors and other lenders are part of the financing structure. Several commissioners asked for community engagement on design and for assurances that units truly serve nearby residents. Commissioner Bronson and others emphasized resident input and historic preservation in the area.

"This was one of the final pieces that we needed to to get things moving," a developer representative said, urging approval so construction can proceed.

The motion to authorize the funding carried and the item will be sent to the consent agenda for final processing.
