Applicant tells planners tow-yard proposed for 1500 Cedar Lane Road

Greenville County planning staff presented Docket CZ-2025-073, a rezoning application for a 0.643-acre parcel at 1500 Cedar Lane Road and Orchid Drive. The applicant was listed as Noah P. Zaron of Bob’s Inc. on behalf of owner Robert D. Mangum.
Michael DePoele, who identified himself at the hearing as the on-site representative, explained the proposed use. "We're wanting to, we're wanting to open a zone of, tow yard in the Zone 1 for highway patrol and county," DePoele said. He added that the company already operates yards in other zones and intends the Cedar Lane site to serve city and Zone 1 highway-patrol and county rotations.
Zoning staff said the subject parcel is 0.643 acres, currently zoned C-2, and that the applicant’s request is to rezone to S-1 (Services) to allow a tow yard and vehicle storage facility. The chair and staff recorded no public opposition during the hearing. As with the other docket, the planning commission made no vote or formal recommendation at this meeting; the commission will forward its record and staff analysis to the Planning & Development Committee for review on Dec. 1, 2025.
The applicant noted the lot has been vacant for years and argued the proposed yard would make the site available to law-enforcement rotations and local service needs. The commission requested standard follow-up documentation and will consider staff recommendations when the docket reaches committee review.
