The Lincoln County Planning Commission voted to approve a conditional use permit for an oversized accessory building in the Homestead Acres subdivision after a staff presentation and an applicant statement.
Planning and Zoning staff member Toby Brown told commissioners the property, a roughly 1.1-acre lot about 7,000 feet west of the City Of Tee, currently has a 480-square-foot accessory building and the applicant proposes an additional structure so total accessory area would be about 1,980 square feet—exceeding the county’s 1,500-square-foot threshold that triggers conditional-use review. “So staff does recommend approval of this,” Brown said, noting staff recommended approval with six standard conditions listed in the staff report.
Applicant Lenny Wallman addressed the commission and described the project as private storage. “I was looking to get a little more, storage room. Just personal use,” Wallman said when asked to describe the proposal.
There were no speakers in support or opposition during the public-comment portion. On a motion to approve with the six staff recommendations (moved and seconded on the record), the chair conducted a roll-call vote. Commissioners recorded four votes of yes and one abstention. The transcript records the abstaining representative as saying, “As the Lincoln County Commission representative, I will be abstaining, but I have no conflict of interest.” The motion passed.
The chair reminded the public that decisions on change-of-zone requests are scheduled for an upcoming Board of Commissioners meeting and that appeals of conditional-use permit decisions may be filed with the County Planning and Zoning Office within five days.
The commission’s action included the staff-recommended conditions; the staff report notes the conditions are standard for oversized accessory buildings in subdivisions. The approved permit allows the applicant to pursue building permits consistent with county standards and the conditions placed by the commission.
