Madison County commissioners took up several rezoning requests at their Dec. 15 meeting and postponed final decisions after residents raised concerns about traffic, noise and impacts to rural neighborhoods.
A proposal to rezone about 2.44 acres east of Cave House Road to Highway Business drew public opposition from Brandon Blazer, who said locating a truck/yard beside his home would bring all‑day truck activity, reduce property values and risk contaminants reaching his well. Planning staff noted the parcel is adjacent to already commercially zoned land and the owner is consolidating zoning. Commissioners made a motion to reject the rezoning and held a roll call; the transcript records the motion and vote procedure but the final tally was not clearly transcribed.
The board also considered a larger rezoning request of about 20.87 acres in the northeast quadrant of Interstate 40 and Highway 70 East. Commissioners said they needed more information about potential uses and—after a motion and second—voted to table that item for further review.
A separate request to rezone 5.01 acres at 254 Hailey Road from agricultural to RC for a small event venue prompted several residents to voice concerns about increased traffic, noise, alcohol use and safety. Emily Steinhauer, who spoke for the applicants, said the venue would host community events and school trips, farm the remaining acreage and have a maximum capacity of about 120 people. Commissioners raised concerns about driveway location and proximity to nearby homes and voted to table the Hailey Road request to allow staff and commissioners to review site and access details.
The board scheduled the tabled items for follow up; no final approvals on these rezoning items were recorded during the meeting.
