The Noble County Board of Zoning Appeals approved a special exception to allow an accessory dwelling (ADU) attached to the primary residence at 7866 West Carmel Road.
Applicant Marcia Michael and a family member, Ben Michael, described the ADU as a single-story residence intended to allow the applicant’s mother to age in place. Ben Michael told the board the parcel is 1.435 acres and the proposed dwelling would be no larger than 1,200 square feet and comply with district setbacks and design standards. He said the family’s intent was to keep the property in the family and to provide safe, nearby support after the recent death of the applicant’s husband.
Staff noted tech-review comments but concluded the special-exception criteria were met; building-inspection and health-department items (windows, septic work or permits where applicable) must be satisfied prior to issuance of a building permit. Board members unanimously recorded agreement with the findings of fact that the request was consistent with the zoning purposes, would not create a public-health or safety concern, and would not adversely affect surrounding property values.
The approval is conditional on the applicant meeting any outstanding building-code or permit requirements identified by the building department before construction or occupancy can proceed.
The applicant and staff were advised to complete required inspections and sign-offs before any permit is issued.
