District buildings and grounds staff updated the board Jan. 5 on ongoing high school renovations, a set of pending change orders for the stadium, and wind‑related roof damage that occurred in November.
Missus Hents summarized renovation work at Cedar Crest High School: Phase 1 components (library, 13 classrooms, IT office, relocated bathrooms) are scheduled for completion Jan. 16, with Phase 1b additions and mechanical work planned for March and Phase 2 (science wing, music wing, additional classrooms) continuing thereafter. Several small change orders were identified and will be on the Jan. 12 consent agenda, including three pending general contractor change orders totaling $20,458 for items such as spray‑foam perimeter insulation, converting swinging doors to regular doors for improved student flow, and pipe hangers missed in the original contract.
On the stadium project, Hents said the district is reviewing a $97,000 pending change order for paving around the stadium and another roughly $91,000 item for a retaining wall and coach‑office windows (added for supervision). Additional paving items remain under review and are expected to appear on next month’s agenda.
Regarding storm damage, Hents reported two buildings sustained wind damage in November. South Lebanon Elementary’s repair cost is estimated at $142,000; the insurer’s preliminary offer is $99,310 (which Hents said includes the $25,000 deductible and depreciation). The middle school’s repair estimate is $170,710 with an expected insurance payment of $108,000. Hents said the district is using CoStars pricing, asked contractors to order supplies to lock in prices, and plans to request ratification of related contracts on Monday. "We are using CoStar's pricing... Our guess is possibly March" for repair completion, she said.
Hents also notified the board that Cornwall Elementary’s fire panel (more than 20 years old) is planned for proactive replacement in summer 2026 at an estimated cost of about $70,000; CoStars quotes will be solicited.
The board asked clarifying questions about the stadium paving timing and whether some items were included in current change orders; staff said several additional change orders are under review and will be presented for approval in coming months.
Next steps: the listed change orders and roof‑repair ratifications will be placed on upcoming agendas for board approval once staff complete pricing and contract language.
