Commission approves final plan for EJ Hill Subdivision

The Bartlett Planning Commission voted Jan. 5 to approve the final plan for EJ Hill Subdivision, a request to subdivide roughly 7.132 acres into three lots and common open space in a CGMS general business commercial district.
Carlson Consulting Engineer Dylan Dempsey presented the application on behalf of the property owner and said the applicant had read and had no objections to staff recommendations. Director Taylor summarized the plan noting Lot 7 (0.26 acres) and Lot 3 (0.21 acres) host existing medical offices and Lot 4 will be 2.24 acres of future developable land outside a 150-foot stream buffer. Access to the subdivision will remain from the existing curb cut on Bartlett Boulevard.
A commissioner moved approval, a second was received, and a roll-call vote was unanimous. The approval included standard conditions; engineering and any stream-buffer compliance must be addressed on the construction plans.
Next steps: the applicant will return with any required construction plans and comply with conditions set by staff and engineering.
