Augusta — The Augusta Planning Commission on Jan. 6 recommended approval of a rezoning to allow a retail strip and restaurant (including a Dunkin' with drive-through) on Mike Padgett Highway.
Staff reported the subject parcel is part of a 4.52-acre tract and that the proposed 1.25-acre development meets minimum parking requirements (52 spaces proposed vs. 32 required), has access to public water and sanitary sewer systems, and is consistent with the South Augusta character-area guidance in the 2023 comprehensive plan.
Applicant Piyush Patel described a roughly 7,000-square-foot building containing a Dunkin' with drive-through and additional retail/office tenants, and confirmed he accepted staff conditions requiring the parcels be combined and recorded prior to site-plan submittal and compliance with the Augusta tree ordinance.
The commission approved the planning staff recommendation by voice vote; the recommendation will be forwarded to the full Augusta Commission on Jan. 20.
