The Spring Haven (also called Chandler Hills) second submittal was the final substantive item at the Jan. 7 Development Review Committee meeting. An engineering representative from 1820 Engineering, identified as Luke, said the team had received staff comments and will respond.
Luke said the team accepts arbor mitigation and will secure required fish and wildlife permitting prior to pre-construction. For Kelly Park Road, he said the project will perform a single-sided widening and will not disturb the north side; staff asked for a plan and profile sheet for Kelly Park to document utility changes. Public works emphasized alley width and requested one-way signs with a "Do Not Enter" marker at the wrong-way end; staff also asked that HOA documents make clear that garbage pickup will occur on the right side for one-way alleys.
Staff asked for hydraulic analyses and resubmittal of secondary water and fire-flow documentation; the applicant said those items will be provided in the resubmittal. No approvals occurred at the meeting; staff and the applicant agreed to exchange clarifications and resubmit the requested sheets and analyses.
