Goodwill Industries asked the Omaha Planning Board for a package of approvals to build a consolidated 150,000‑square‑foot facility at 6402 Q Street that would combine a warehouse, an outlet retail store and administrative offices.
Toby Mathauser, president and CEO of Goodwill Industries, described the project as a consolidation of operations meant to preserve affordable retail and job‑training functions in Omaha. “This site will allow us to build a 150,000 square foot building where we will relocate our outlet store and warehouse…keeping affordable items, keeping jobs, donation outlet and training opportunities in the community,” Mathauser said.
Civil engineer Caleb Snyder and staff noted minor environmental constraints on the western portion of the site related to an adjacent stream and NRD restrictions; they said these were manageable. Planning staff recommended approval of the future‑land‑use change from open space to industrial, the preliminary and final plats with conditions and the special‑use permit for general offices and retail sales, subject to conditions in the recommendation report.
The board voted to approve the land‑use amendment, rezoning and plat, and the special‑use permit by a series of motions, each carried 5–0. Staff said Goodwill plans to maintain other drop‑off and retail locations in the region even as operations move to the new hub.
Next steps: The approvals will be forwarded to City Council where final action will be taken on rezoning and any final plat requirements.
