The Omaha Planning Board approved a package of three related items to allow Goodwill Industries to build a new operations center and retail outlet at 6402 Q Street.
Toby Matthauser, president and CEO of Goodwill Industries, described the organization’s local footprint and said the site would consolidate warehouse, outlet and administrative functions in a central location served by transit. “This site will allow us to build a 150,000 square foot building where we will relocate our outlet store and warehouse,” Matthauser said.
Caleb Snyder, the civil engineer on the project, and Matthauser answered board questions about site constraints. Staff noted a levee‑critical area on the site subject to Natural Resources District (NRD) restrictions but recommended approval of a future land use change from open space to industrial, the rezoning and plat and a special use permit for general office and retail sales—each subject to conditions in staff reports. The board approved the future land use amendment, the rezoning/plat and the special use permit by roll call votes (each 5–0).
Goodwill representatives said the organization will maintain other drop‑off locations and retail stores around the city while consolidating warehouse operations at the new site. Staff will ensure NRD and other environmental constraints are addressed in permit and construction reviews.
Next steps: the approvals will be forwarded to City Council where final action may be required; staff will continue coordination with NRD and public works on levee/stream protections and final plat requirements.
