The City of West Bend Plan Commission voted Jan. 6 to approve a preliminary plat for the Kingfisher Hollow subdivision, a 21‑lot plan submitted by DAM Properties LLC that will extend Kingfisher Drive to connect with West Progress Drive and add water and sewer mains to complete a local loop.
Staff said the plat includes 10 single‑family lots, eight two‑family duplex lots, one multifamily lot intended for future site‑plan review, and two industrial lots on the north end. The submitted grading, stormwater and utility plans were described in detail; staff noted the stormwater feature was relocated onto the multifamily lot rather than an outlot and recommended approval with conditions including park fees, street‑tree fees and a developer agreement to be approved by the Common Council.
Commissioners asked clarifying questions about the multifamily lot access and were told entry is expected from Kingfisher north of Lot 19; staff said a future site plan will return to the planning commission for detailed approval. The commission voted by voice; the chair recorded the vote as 'aye' and stated the motion carried.
Next steps: the developer will complete required technical items, pay impact fees or deed parkland as appropriate, and the developer agreement will come before the Common Council for final approval.
