Commission approves two lot-line adjustments in Mountain Green and Cottonwoods subdivisions

Morgan County commissioners on Jan. 6 approved two land-use applications to adjust lot lines in Mountain Green-area subdivisions after staff reviews and planning commission recommendations.

For application 24.067 (LDS Mountain Green Cottonwood Canyon Road subdivision), staff described a lot-line shift of about 42 feet that would transfer roughly a half-acre to Lot 4 (increasing it from approximately 28.97 to 29.47 acres). Planning staff, county surveyor and Mountain Green Fire Protection District recommended approval, and planning commission recommended the adjustment with a 4–0 vote (one abstention). The county commission approved the lot-line adjustment based on staff findings and conditions in the staff report.

The commission also approved application 25.028 (Cottonwood Spring View PUD third plat amendment), a proposed l-shaped lot-line adjustment between Lots 710 and 711 in a PUD governed by a development agreement. Staff confirmed the change would not create additional lots and found the adjustment consistent with the development agreement and phase precedent; the commission approved the amendment with the conditions listed in the staff report.

Both approvals were made on motions supported by staff findings; recording and mapping updates will follow per county procedures.
