York County Council approved first‑reading rezonings on three separate cases that affect small parcels in Rock Hill and nearby jurisdictions.
Tom Smith, the county’s Long Range Planner, presented case 25‑49 — a request to rezone roughly 6.34 acres from Urban Development (UD) to RMX‑6 for single‑family detached homes near Ridley Street in Rock Hill. Staff recommended approval and noted that the Planning Commission unanimously recommended approval; council approved the motion to adopt the first reading.
Case 25‑51 sought to rezone 2.55 acres from RSF‑40 and NC to General Commercial (GC) to allow an accessory parking lot for an adjoining automobile dealership. Smith said the change would remove residential access points to a highway and that buffers would be required; the Planning Commission recommended approval and council voted unanimously to approve first reading.
Case 25‑527 covered about 20 acres outside Fort Mill and requested rezoning from RMX‑10 to RUD for a low‑density single‑family subdivision; Smith said the parcel abuts other rural residential properties and staff recommended approval; council approved the first reading unanimously.
Each motion passed on first reading; council did not amend those requests at the Jan. 1 meeting.
