The Le Mars City Council voted unanimously to adopt a resolution approving the final plat and restricted covenants for Crossroads Commons, a 15-lot subdivision proposed for B2 (General Business) zoning, and scheduled a public hearing on rezoning.
Council noted that the Planning and Zoning Commission approved the final plat and restricted covenants on Dec. 16, 2025. Staff said it is negotiating a development agreement addressing infrastructure costs and administration with the developer and the LBIC. After a motion to adopt "resolution 26 1" approving the final plat and restricted covenants, the council conducted a roll-call vote; the recorded names were read aloud and each was recorded as 'Yes.' The motion carried.
The council then moved and seconded a separate action to set a public hearing on Jan. 20, 2026, at 12:00 PM to consider rezoning Crossroads Commons from AG (Agricultural) to B2 (General Business). That motion also passed unanimously.
What passed: Formal adoption of the final plat and restricted covenants for Crossroads Commons and scheduling of a public hearing on the rezoning request for 01/20/2026 at 12:00 PM.
Next steps: Staff will continue negotiating the development agreement and will publish notice for the Jan. 20 public hearing. The public hearing will be the opportunity for residents and stakeholders to comment on the proposed rezoning before final action.
