Committee approves J Acres one-lot subdivision; resident asks about animals and future splits

The committee approved petition 26-02, a one-lot minor subdivision filed by Dennis J. and Melinda E. Schwartz creating "J Acres," a 12.62-acre parcel for a single-family residence on County Road 71.
Zoning staff explained Parcel 008 was the parent parcel and described the proposed net acreage (reported as 11.78 net acres in staff remarks), lot width of 421.85 feet and a 30-foot right-of-way dedication shown on the plat. Staff noted the driveway has been permitted by the DeKalb County Highway Department and a private septic system will be used. "So Parcel 008 was considered the parent parcel... This is the first buildable split from Parcel 008," staff said.
Resident Melissa Snyder (6705 County Road 71) asked whether more houses would be built; staff responded "Just 1." She also asked whether animals or a pig barn would be allowed; staff said the property is zoned A-1, which permits agricultural uses, and that staff was not aware of any specific plans for animal facilities.
Staff recommended approval with standard conditions and required written evidence of compliance with county agencies before recording. The committee voted in favor by roll call.
