The committee approved petition 26-01, filed by Alyssa McDowell, to replat Baron Estates Lot 3 and reduce the lot from 24.1 acres to 3.364 acres for use as a single-family residential lot.
Dan, the zoning staff member presenting the item, said the application was completed and filed on 12/03/2025 and legal notice was published on 12/26/2025. He reported agency comments had been received — the County Board of Health letter dated 01/05/2026, a County Highway letter dated 12/23/2025, DeKalb County Soil and Water Conservation District (12/04/2025) and a drainage board letter (12/18/2025). "Lot 3... is being reduced from 24.1 acres to 3.364 acres," Dan stated while summarizing the plat details.
Staff recommended approval, citing conformance with the comprehensive plan and UDO standards (minimum net area, lot width and frontage). Conditions were imposed: compliance with the staff report; adherence to environmental standards as required by Unified Development Ordinance Article 5.11; compliance with DeKalb County flood-hazard and wetland regulations; and the plat shall not be recorded until the applicant submits written evidence of compliance with any conditions from the County Board of Health, County Highway Department, Drainage Board, County Surveyor, County Airport, Soil and Water Conservation District or other applicable agencies.
A motion to approve the petition was made and seconded; roll-call votes recorded affirmative votes from Alicia Rogers, Sandy Harrison, Jerry Yoder, Jason Carnahan and Suzanne Davis and the motion passed.
