Berkeley County Planning Commission approves multiple site plans and advances concept plan to detailed review

The Berkeley County Planning Commission approved staff-recommended detailed site plans and advanced a concept plan during its meeting.
Spring Mills PUD (file 2503-062): Planning staff described a detailed site plan proposing mini storage, RV parking and a 48,000-square-foot flex building on 14.99 acres in the Falling Waters District, served by public water and sewer. Staff recommended approval, and Steve Sionovich of Fox and Associates represented the developer. Commissioners Daniel Gantt and Brandon Franklin were recused from this item for conflict of interest. Commissioner Michael Bush moved to approve the detailed site plan, Commissioner John Hardy seconded, and the commission voted to accept staff’s recommendation.
Patriot Federal Credit Union, Butler’s Crossing (file 2505-159): Staff presented a proposal for a 2,883-square-foot bank with a drive-through on 1.48 acres in the Mill Creek District; staff recommended approval. Abraham Myers of Frederick Seibert and Associates represented the applicant. A motion to approve the detailed site plan carried by voice vote.
Maple Ridge Station (file 2510-294): Staff described a concept plan proposing four commercial outlots and a 33,100-square-foot multi-bay vehicle and truck maintenance facility on roughly 58 acres in the Hedgesville District. County engineer Doug Smith had deemed the project compliant with subdivision standards; Steve Sionovich represented the developer. The commission voted to advance the concept plan to the detailed site plan stage.
Tabler Station LLC (file 2508-228): Staff requested a detailed site plan determination for a commercial flex space totaling 142,500 square feet across two buildings on 14.38 acres. The commission accepted staff’s recommendation to advertise a public hearing for detailed site plan approval on Feb. 2, 2026.
Long John Silver’s (file 2507-212): Staff presented a request to demolish the existing restaurant and build a new 2,220-square-foot Long John Silver’s on 0.77 acres; a prior waiver related to parking setbacks had been granted. Applicant representative Steve Hardinger appeared. The commission authorized advertisement of a Feb. 2, 2026 public hearing for detailed site plan consideration.
No members of the public spoke on any of these items, and all actions noted above were recorded as motions consistent with staff recommendations.
