Council reviews Crash Champions auto body special use and Dunkin' concept plan; both set for Jan. 21 consideration

City planning staff presented two commercial development items for placement on the Jan. 21 council agenda.
For the Crash Champions site, staff described ordinance 26-001 (special use permit) and resolution 26-003 (final development plans) for a 20,000-square-foot auto body repair facility within the AquaPorte Crossings development. Speaker 12 said the site is zoned C-3 and noted that outdoor vehicle storage—the project’s most impactful element—will be screened by a 6-foot fence and substantial landscaping; recorded use restrictions on an adjacent parcel were highlighted as protections against incompatible future development. "The vehicle storage area... has been fully screened by a 6 foot fence as well as significant amount of landscaping," staff said.
On the concept plan for the multi-tenant drive-through at 159th and Ferrell, staff described a 1.63-acre C-2 site proposed by Sean Lockport LLC with two single-tenant restaurant buildings, including a 2,300-square-foot building for Dunkin' with drive-through service and a second building with no tenant yet identified. The staff presentation emphasized traffic circulation and a likely short-term requirement for a right-in/right-out conversion at the Culver's driveway because of projected traffic volumes; staff noted longer-term plans for interconnected access when adjacent parcels develop. "As a part of the traffic study... it identified... that a write in write out would be required because of the volume of traffic," staff said.
Both items met staff design and landscaping standards and were recommended for placement on the Jan. 21 agenda for consent or action; final approvals, special-use findings, and any required conditions will be considered at that meeting.
No final zoning decisions were made at this session; council action scheduled for Jan. 21 will determine outcomes.
